This ambitious project, developed by KSI, the Group&#8217;s real estate development subsidiary, is part of the urban requalification and revitalization program for this mixed-use urban area.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">On June 19, 2024, work began on the future urban logistics platform located on a former textile industrial wasteland in the heart of the European Metropolis of Lille (MEL). APRC, APRC Group&#8217;s general contracting subsidiary, was entrusted with the construction of this project, developed by KSI, the Group&#8217;s real estate development subsidiary, which is also responsible for marketing this asset.<\/p>\n\n<p class=\"wp-block-paragraph\">The project is an integral part of a MEL program developed by Ville Renouvel\u00e9e in the communes of Roubaix and Wattrelos (59), at the heart of the La Laini\u00e8re business district, a 33-hectare mixed-use urban zone composed of 70% business activities and 30% housing. It is part of the revitalization and development of this district, combining productive activities, a mix of uses and complementary urban functions with harmonious density and compactness.<\/p>\n\n<p class=\"wp-block-paragraph\">Set on a plot of over 50,000 m\u00b2, with more than 10,000 m\u00b2 of green space, the building will have a total surface area of 26,000 m\u00b2 and will include :<\/p>\n\n<ul class=\"wp-block-list\">\n<li>24,200 m\u00b2 of warehouse space <\/li>\n\n\n\n<li>4 cells with positive cooling capability<\/li>\n\n\n\n<li>1,600 m\u00b2 office space<\/li>\n\n\n\n<li>200 m\u00b2 of technical premises.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">This asset is divisible from 6,000 m\u00b2, making it compatible with any urban or industrial logistics activity, including zero-emission deliveries. The site is classified ICPE to meet all the needs of its potential users.<\/p>\n\n<p class=\"wp-block-paragraph\">Delivery is scheduled for summer 2025.<\/p>\n\n<p class=\"wp-block-paragraph\">KSI&#8217;s project, which meets all the architectural and environmental requirements of the dynamic La Laini\u00e8re area, promotes urban progress and integrates a responsible and sustainable vision of the city, was selected by SEM Ville Renouvel\u00e9e on the basis of 10 scoring criteria, including : <\/p>\n\n<ul class=\"wp-block-list\">\n<li>energy management, <\/li>\n\n\n\n<li>waste recovery, <\/li>\n\n\n\n<li>water management, <\/li>\n\n\n\n<li>building materials <\/li>\n\n\n\n<li>the landscape and ecology around the building. <\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">The entire roof will be covered with photovoltaic panels. <\/p>\n\n<p class=\"wp-block-paragraph\">The entire roof will be covered with photovoltaic panels.<\/p>\n\n<p class=\"wp-block-paragraph\">\u00ab <em>With this transaction, APRC Group is pursuing its development strategy through its property development business. Faced with the scarcity of suitably located land and strong demand, industrial and urban wasteland represents a major reservoir of potential.<\/em> \u201csays Jean-Marie Guillet, Managing Director of KSI. \u00ab <em>KSI has already completed a number of logistics real estate projects in collaboration with APRC, including Prouvy La Sentinelle (56,000 m\u00b2 delivered at the end of 2020), Beauvais (32,000 m\u00b2 rehabilitated in 2023), and most recently Cholet (21,000 m\u00b2 delivered in February 2024). More than 250,000 m\u00b2 are under development in France, 350,000 m\u00b2 in Italy and 100,000 m\u00b2 in Spain.<\/em> \u00bb. <\/p>\n\n<p class=\"wp-block-paragraph\">\u00ab <em>As a general contracting subsidiary of APRC Group, APRC has built and delivered over 1.8 million m\u00b2 of industrial, logistics, service and retail buildings in France.
